How much does a house design cost in Bosnia in 2026
What a house design fee covers, how the concept and the main design differ, and orientation prices for a house of 150 to 300 square metres.
The first question almost every client asks is: how much does a house design cost? The honest answer starts with what the design actually includes. Here is how we count, and the figures you can expect.
What the fee covers
A house design is not one drawing but a set of documents required by the municipality, the builder and you:
- Concept design: layout, floor plans, facades, 3D views. This is what you apply for planning consent with.
- Main design: architecture, structure, electrical and mechanical installations, water and drainage, reports (energy, fire protection). This is what the building permit is issued on.
- Construction details: shop drawings, joinery schedules, facade and roof details, material specifications.
- Bill of quantities: the basis for contractor offers and cost control.
When you compare offers, check which of these items are included. The cheapest offer often covers only the architecture, with the other disciplines charged afterwards.
Orientation prices
For a family house of 150 to 300 m² in Bosnia and Herzegovina, in 2026, it is realistic to count on:

Steep terrain and retaining walls, a basement, large glazed areas, a complex roof and several facade materials raise the price. A clear wish list at the start, simple geometry and decisions made at the right time rather than on site lower it.
